What are underground gate operators?
An underground gate operator sits in a galvanised or stainless foundation box beneath the hinge of a swing gate, turning the leaf from below so nothing is visible on the pillar or gate.
Where they are used
They are chosen for listed or period properties, high-end homes and frontages where looks matter, and for gates hung close to pillars where a ram will not fit.
Pros
- Almost invisible when installed
- No arms to catch clothing or obstruct the opening
- Suits heavy, ornate leaves with the right model
Cons
- Needs groundworks for the foundation box and drainage
- More work to service than a ram
- Box must drain freely to avoid water damage
Standards and regulations
Powered gates and barriers are machinery, so new installations should be designed, fitted and handed over in line with the Machinery Directive requirements as applied in the UK, BS EN 13241 (product standard for industrial, commercial and garage doors and gates), BS EN 12453 (safety in use of power operated doors and gates) and BS EN 12445 (test methods for force measurement). Force testing at the closing edges is recorded at handover and at each service. The DHF (Door & Hardware Federation) guidance is widely used in the UK for gate safety.
Installation considerations
We confirm the drainage route for each box, the hinge axis, the leaf weight and width, and whether the existing hinges can be replaced by the operator's pivot.
Every installation starts with a free survey. We confirm the specification, give you a written quote, install and commission the system, and hand over with test records and instructions.

Maintenance of underground gate operators
Planned maintenance keeps underground gate operators safe and reliable and gives you records for insurers and inspections. We service CAME and all other makes: we check fixings, wear, power and battery backup, controls and safety devices, adjust and lubricate where needed, test operation end to end and leave a written report with any recommended actions.
Repairs
If your underground gate operators has stopped working, is noisy, is opening or closing on its own or is showing a fault, we fault-find on site and repair it, often on the first visit using parts from our shop. We repair systems we did not install and work on all common makes.
Servicing
Servicing intervals depend on use and risk; most sites have a service at least once a year, busy or safety-critical systems more often. We can set up a service contract with reminders so it is never missed. Installation, maintenance, repair and service prices are POA after a free survey and quote.
FAQs
Will an underground motor flood?
The box must be drained into a soakaway or drain; the motors are sealed, but standing water shortens their life.
Can it be fitted to my existing gate?
Often, if the leaf can be re-hung on the operator's pivot.
Is there a manual release?
Yes, a key release lets you open the gate in a power cut.
Do you service and repair underground gate operators you did not install?
Yes. We supply, install, maintain, repair and service underground gate operators of all common makes, whoever fitted them.
How much does it cost to install or service underground gate operators?
Installation, maintenance, repair and servicing are POA (price on application). We give a free chat, free survey and a written quote first.
